How a downtown office cleanout works

1 · Send photos or a floor plan

Photos, a floor plan, or a quick walk-through of the suite — desks, cubicle count, IT gear. We scope the volume and send a flat truck-fill price, no drawn-out estimate.

2 · We handle the building

We issue the COI naming your management, reserve the freight elevator, and book your after-hours dock window — the paperwork and logistics your building requires before anyone moves anything.

3 · We clear the suite

The crew clears the floor through the service elevator and dock, breaks down cubicles on site, routes the e-waste to certified recycling and the good furniture to donation, and leaves it broom-clean.

How much does an office cleanout cost in Downtown Baltimore?

A commercial clear is priced as truck-fill — you pay for the volume that leaves, scoped from photos or a walk-through, with the labor, the elevator-and-dock handling, the loading, and the disposal all inside one flat number. For context, Homeyou puts an average Baltimore junk-removal job around $243–$254 (2026); an office floor is naturally a multi-truck-fill job. Individual items price off the list, and the ladder scopes the rest:

Item / VolumeFlat price
Office chair$61
Desk (standard)$83
Desk (L-shaped)$134
Cubicle / workstation$163
Conference table$260
Filing cabinet (small / large)$60 / $75
Monitor$58
Desktop computer$62
Commercial copier$97
Quarter / half / three-quarter / full truck$241 / $431 / $587 / $732

$75 minimum. The COI, the freight-elevator reservation, the after-hours dock, the loading, disposal, and e-waste routing are all included — no per-item building fee. Whole floors and multi-truck jobs are scoped from a walk-through. No Maryland sales tax on the service.

3 ways to clear out a downtown office

Does Baltimore City pick up office furniture?

No — and it's not close. Baltimore City DPW's bulk-trash program is residential: three household items a month, on one scheduled Saturday, curbside only, booked through 311. It doesn't cover commercial furniture, cubicles, conference tables, or electronics, and even if it did, there's no curb outside a downtown tower to stage a floor of desks on. Building trash service won't take FF&E either, and Maryland's e-waste rules mean the monitors and desktops can't just go in a dumpster.

That's the whole reason a commercial clear is a specialist job. A downtown office move-out has to go out through the freight elevator and the loading dock, on the building's schedule, with a COI on file before anyone touches a cart — and the electronics have to be routed to certified recycling. We do all of it as one flat truck-fill price, so you're not stitching together a hauler, an e-waste vendor, and your building's insurance desk.

What an office & commercial cleanout covers

  • Workstations & cubicles — full floors of modular systems, broken down on site to clear the service elevator.
  • Desks, chairs & conference furniture — L-desks, task chairs, conference tables, reception pieces, and lounge FF&E.
  • Storage & files — filing cabinets, shelving, lockers, and storage cabinets (paper shredding coordinated separately when needed).
  • IT & e-waste — monitors, desktops, printers, commercial copiers, servers, and cabling, routed to certified recycling.
  • Whole-suite & build-out debris — decommissions, downsizings, and tenant-improvement clear-outs, from a single office to a full floor.

Where the FF&E and e-waste go

An office decommission is full of reusable and recyclable material, so we sort the load rather than sending it all to the landfill. Usable desks, chairs, and conference furniture are offered for donation — Goodwill of the Chesapeake, the Habitat Chesapeake ReStore, and nonprofit reuse partners — so a serviceable workstation outfits a school or a startup instead of the ground. Electronics (monitors, desktops, printers, copiers) are routed to certified e-waste recycling under Maryland's rules; metal desks and filing cabinets go to scrap; and only the genuine waste is tipped at the Quarantine Road Landfill or the Northwest Transfer Station. We can provide a summary of what was diverted for your sustainability or asset-disposition records.

Freight elevators, loading docks, and the tower COI

A downtown Baltimore office clear isn't about the furniture — it's about the building. The Inner Harbor and downtown towers, and the converted office buildings up in Station North, all run vendor access the same strict way: a Certificate of Insurance naming building management as additional insured (typically $1M general liability per occurrence) has to be on file before the day; the freight elevator is reserved days out with a padded-blanket window; and move-outs happen through the loading dock in an after-hours slot so the working tenants aren't disrupted. Miss any one of those and the security desk turns your crew away. We handle all three as a matter of course — issue the COI, book the elevator, work the dock window — and we break down cubicles and conference tables on site to fit the service car. It's the same high-rise discipline we run for Harbor East condo turnovers, applied to a commercial floor.

When companies book an office cleanout

  • Office relocation — clearing the old suite of everything that isn't moving to the new floor.
  • Downsizing or hybrid-work consolidation — shedding cubicles and desks after a footprint reduction.
  • A lease ending or a business closing — a full decommission back to broom-clean before the hand-back.
  • A tenant-improvement build-out — clearing the old fit-out and debris before the contractor starts.
  • IT refresh & asset disposition — pulling old monitors, desktops, and copiers for certified recycling.

Why downtown offices choose JunkRabbit

  • Building logistics handled — COI naming management, freight elevator reserved, after-hours dock booked, all included.
  • Flat truck-fill price — one photo-scoped number with the labor, the disposal, and the e-waste inside it, not a stack of separate line items.
  • Certified e-waste routing — monitors and desktops recycled to Maryland's rules, with a diversion summary on request.
  • Insured & after-hours — vetted crews working your dock window so the office keeps running, donation-routed where it can be.

What downtown customers say

★★★★★

"We downsized two floors in a Pratt Street tower. They had the COI to our management before the day, reserved the freight elevator, and cleared it all after hours — cubicles broken down, monitors recycled. One flat number instead of three vendors."

— Rachel T., Downtown (office manager)
★★★★★

"Closed our suite near the Inner Harbor at lease-end. Desks, chairs, filing cabinets, a conference table, and a room of old computers, gone in one dock window. They sent a summary of what got donated and recycled for our records."

— Michael O., Inner Harbor
★★★★★

"Cleared out an old studio build-out in Station North before our tenant improvement. Flat price off the photos, worked around the building, hauled the FF&E and the e-waste separately. Easy to coordinate."

— Denise W., Station North

Items off the list — desk $83, office chair $61, cubicle $163, conference table $260, monitor $58 — with a $75 minimum. COI, elevator, dock, disposal, and e-waste are all included.

Can you provide a COI naming our building management?

Yes — typically $1M general liability per occurrence, naming management as additional insured, issued ahead of the job (same-day when needed). It's required before any downtown tower lets a vendor use the elevator or dock.

Yes — we schedule the clear for your building's reserved after-hours dock window and freight-elevator slot, working around tenants still on the floor.

What happens to old monitors and computers?

Monitors, desktops, printers, and copiers are routed to certified e-waste recycling under Maryland's rules, broken out from the general FF&E, with metal desks and cabinets scrapped and usable furniture donated.

Can you clear a whole floor of cubicles?

Yes — from one office to a full floor, cubicles broken down on site to clear the service elevator, priced as flat truck-fill and cleared in one dock-and-elevator window.
