Condo Cleanout in
Downtown & the Inner Harbor
A high-rise condo turnover downtown lives or dies on the building rules — the COI, the freight elevator, the dock window — and there's no curb to fall back on. We handle all of it: the Certificate of Insurance naming your management, the reserved service elevator, the sectional split to fit it, and the office furniture and e-waste out in the same trip. Flat photo-quoted from $241, no high-rise surcharge.
The downtown towers, done right
Baltimore's tower cluster — Scarlett Place, HarborView, 414 Light Street, the Vue, and the office-and-residential high-rises around them — runs on strict vendor rules, and a condo cleanout has to clear every one before a stick of furniture moves. Buildings require a Certificate of Insurance naming management (typically $1 million general liability per occurrence), a freight elevator reserved days in advance, and a loading-dock window coordinated with the front desk. And downtown there is no curb — you can't stage a couch on Light Street — so the only way out is through the building's own service path, exactly the part a curbside hauler can't touch.
That's what we do. Our crews are insured, we issue the COI same-day, we reserve the freight elevator and work the dock window, we split a sectional to clear the unit door and the service car, and we clear the household furniture, the home-office desk and chairs, and the e-waste in a single trip. It's one flat, photo-quoted price with the building coordination and the carry already in it — no high-rise surcharge and no Maryland sales tax on the service.
What we clear from a downtown condo
- Household furniture — sofas, sectionals, beds, dressers, dining sets, cleared to the service elevator.
- Sectionals split on site — broken down to fit the unit door and the freight car, priced as one flat number.
- Home-office furniture — desks, office chairs, filing cabinets, and shelving from the work-from-home corner.
- E-waste — monitors, computers, printers, and old TVs, routed to electronics recycling.
- Full unit turnover — an investor flip or a lease-end cleared top to bottom, broom-clean.
How a downtown condo cleanout works
1 · Send a photo, name the building
Snap the unit and tell us the tower. You get a flat price back, and we prepare the COI naming your management right away.
2 · We book the building
We file the COI, reserve the freight elevator, and lock a loading-dock window with the front desk or property manager — days ahead, so nothing stalls on the day.
3 · We clear the unit
An insured crew splits the sectional, moves everything through the service elevator to the dock, routes e-waste and donations, and leaves it broom-clean.
How much does a condo cleanout cost Downtown?
Flat and photo-quoted — the COI, the freight-elevator booking, the sectional split, and the disposal are all in the number, with no separate high-rise fee. A few pieces price by item; a partial or full unit prices as truck-fill. For context, the national franchises bill roughly $150–$600+ for a couch alone once you add their minimum and an in-home estimate, and they still leave the building coordination to you. Ours is one flat number that includes it.
| Item / Volume | Flat price |
|---|---|
| Sofa / couch | $126 |
| Sectional (2 / 3 / 4-piece) | $141 / $185 / $228 |
| Desk (standard / L-shaped) | $83 / $103 |
| Office chair | $61 |
| Monitor / desktop computer | $58 / $62 |
| Partial unit (quarter truck) | $241 |
| Half unit (half truck) | $431 |
| Full condo clear (full truck) | $732 |
$75 minimum. COI, freight-elevator booking, the carry, e-waste recycling, and disposal are all included. No high-rise surcharge, no Maryland sales tax on the service.
4 ways to clear a downtown condo
| Option | Cost | Speed | The catch |
|---|---|---|---|
| DPW bulk pickup (311) | Free | Weeks | 3 items/month, curbside — but there's no curb at a downtown tower, and no way to stage furniture on Light Street |
| Building's own move-out crew | Varies | Limited slots | If it exists, it's for moving, not disposal — you still have to get rid of it |
| Curbside junk hauler | $111–600+ | 2–3 days | No COI, can't use the freight elevator, leaves the building coordination to you |
| JunkRabbit | From $241 flat | Same day / booked | None — COI on file, elevator booked, we carry it out, e-waste included |
Does Baltimore City pick up condo furniture downtown?
In practice, no. The Baltimore City DPW bulk program is built entirely around a curb: three items a month, one Saturday, set out curbside, booked through 311 four days ahead. A high-rise on the Inner Harbor doesn't have a curb you can stage a sectional on — and even if it did, the building would never let you drag furniture through the lobby and out the front. Everything has to go down the freight elevator to the loading dock, on a reserved window, under a COI the building requires. The city program simply doesn't reach the way people actually live downtown.
That's the entire reason a condo cleanout is our lane and not the city's. We file the COI, reserve the elevator, work the dock, and carry the unit out the way the building demands — no lobby-dragging, no curb, no three-item rationing. Usable furniture is routed to Goodwill of the Chesapeake or the Habitat Chesapeake ReStore, electronics go to e-waste recycling, and the rest is tipped at the transfer station, with disposal already in your flat price.
COIs, freight elevators, and the office-plus-home unit
Downtown is the opposite of a rowhouse job, and the difficulty is all in the building. A Scarlett Place or HarborView cleanout means a $1M COI naming management, a freight elevator reserved days out, a loading-dock window, and a front desk that will turn away any vendor who shows up without the paperwork. We arrive with it done. On the furniture side, downtown units are frequently home offices too — a desk, a wall of monitors, filing cabinets, an old printer — so we clear the household and the office in one trip and route the monitors, computers, and TVs to e-waste recycling rather than the landfill. And the big sectional that won't fit the service car? We split it on site and it stays one flat price. If your clear-out is mostly a downtown office, we do that too — see our downtown office cleanout.
When downtown calls for a condo cleanout
- Lease-end or move-out — the unit has to be empty and broom-clean before the walk-through.
- Investor turnover — a downtown flip cleared between owners on a tight schedule.
- Downsizing into or out of the harbor — furniture that won't make the next move.
- Furniture upgrade — the new sectional is arriving and the old one has to go down the freight elevator first.
- Home-office breakdown — desks, chairs, and e-waste cleared when the work-from-home setup is done.
Why downtown chooses JunkRabbit
- Building coordination handled — COI naming management same-day, freight elevator and dock window booked.
- Flat price, no high-rise surcharge — the paperwork and the carry are in the number you're quoted.
- Sectionals split on site — broken down to clear the door and the service car, still one flat price.
- Household + office + e-waste in one trip — furniture, desks, and electronics cleared and recycled together.
- Insured, discreet, same-day when the elevator's open, donation and recycling included.
What downtown customers say
"Emptied a unit at 414 Light before closing. They had the COI to my management and the freight elevator booked before they arrived, split the sectional to fit the service car, and cleared my home-office desk and monitors too. One flat price, zero building drama."
"Turned over a Scarlett Place condo I rent out. The dock window and elevator reservation are usually the headache — they handled all of it, e-waste included, and the price never moved. Booked them again for the next one."
"Downsizing out of HarborView after ten years. Old furniture, a wall of monitors, and a giant sofa that wouldn't fit the elevator. They split it, recycled the electronics, and left the unit broom-clean. Professional the whole way."
Downtown condo cleanout questions, answered
How much does a condo cleanout cost Downtown or at the Inner Harbor?
Flat and photo-quoted: a sofa is $126, a sectional $141–$228 by piece, a partial unit a quarter truck $241, and a full condo clear $732. $75 minimum. The COI, freight-elevator booking, and carry are all in the price — no high-rise surcharge.
Do you provide a COI naming my building's management?
Yes. Scarlett Place, HarborView, 414 Light, and the Vue require a Certificate of Insurance (typically $1M general liability naming management) before a vendor uses the elevator or dock. We're insured and issue the COI same-day.
Can you book the freight elevator and loading dock?
Yes — these buildings reserve the elevator days ahead and give a dock window. We coordinate with the front desk or property manager, reserve the elevator, and work the dock window so the move-out runs clean.
How do you get a big sectional out of a high-rise?
We split it on site — 2-piece $141, 3-piece $185, 4-piece $228 — to clear the unit door and fit the service elevator, and it stays one flat photo-quoted price.
Can you take office furniture and e-waste in the same trip?
Yes. Downtown units are often home offices, so we clear desks, chairs, filing cabinets, monitors, and computers alongside the household furniture in one trip and route the electronics and old TVs to e-waste recycling.
There's no curb Downtown — where does everything actually go?
Nowhere near the curb. Baltimore City bulk trash is a by-appointment residential program with a three-item cap, and it doesn't serve high-rise units — you can't set a sofa on Pratt or Light Street to wait for pickup. We carry every piece out of the unit, down the freight elevator, through the dock, and onto the truck, then haul it straight to donation or the transfer station. You never stage anything in a hallway or on the sidewalk.
