When a residence changes hands or a tenant moves up, the old sectional, the guest-room set, the home-office furniture, and whatever accumulated on the terrace all have to come out — and none of it can go through the residential lobby or sit at a curb, because there isn't one.

  2. We file the COI naming your building. Management, the HOA, or the property manager is named as additional insured on at least $1M of general liability — same day, before we arrive.
  3. We reserve the freight elevator and the dock window. These buildings book the service elevator days out; we coordinate with the front desk and lock in the slot.
  4. We clear the unit and check out clean. Everything leaves through the service entrance and dock, the cab and floors are protected, and the concierge has nothing to flag.

Why the city bulk program can't touch this

Baltimore City DPW does offer bulk collection, but it's built for a rowhouse curb, not a glass tower: three items a month, on one scheduled Saturday, curbside only, booked four days ahead through 311.
