Estate Cleanout Baltimore

Estate Cleanout in Baltimore

A house that belonged to one family for fifty years fills up on every level — the attic under the roof, three floors of bedrooms and a basement nobody has fully emptied since it was dug. We clear it room by room at a truck-fill price you see before we start: $431 for half a truck, $732 for a full one.

Families and executors choose what stays; the crew takes everything else, and usable furniture and housewares go to donation first.

✓Same-day when a crew is free
✓Flat photo-quoted pricing

How We Work in a Family Home

Estate work is slower and quieter than a garage clear-out, and it should be.

  • You mark what stays; we take the rest
  • Heavy pieces padded on the stairs
  • Usable pieces routed to donation
  • Floors and banisters protected

If the family lives out of state, approve the quote from photos and follow along with pictures as the rooms empty.

Three Floors and a Basement

Rowhouse estates take longer than a suburban ranch of the same size because everything moves up or down a stair. That’s already built into the truck-fill price — you won’t see a separate stairs charge.

Walk through with your phone and photograph every room — the quote comes back as one number.

How an Estate Cleanout Runs

1

1. Photos of every room

Attic, bedrooms, kitchen, basement, garage or shed — the truck count comes from these.

2

2. Keep, donate, discard

Set aside or label what the family keeps. Everything else is ours to sort.

3

3. Room by room

The crew works from the top floor down and leaves the rooms empty for whatever comes next — a sale, a rental or a renovation.

Estates Across the Baltimore Area

City Rowhouses

Decades of belongings stacked on three levels, with the heaviest pieces usually in the basement.

Streetcar-Suburb Homes

Roland Park and Homeland houses with big attics, deep closets and furniture built to last a century.

Waterfront Homes

Annapolis and Severna Park houses with boathouse gear, patio sets and sheds to clear alongside the rooms.

County Seats and Small Towns

Ellicott City, Bel Air and Westminster family homes, often with outbuildings and garages full to the door.

Before You Book an Estate Cleanout

A few things that make the day go smoothly.

Take What Matters First

Family members should remove heirlooms, documents and valuables before the crew arrives.

Think About Parking

City blocks with permit parking or narrow streets may need a note in the booking so the truck can get close.

Check for Hazards

Old paint cans, chemicals and fuel need special handling. Tell us what’s there and we’ll price it or advise.

Renovation Debris

If the house is being gutted afterward, that debris is a separate construction-debris job — the City won’t take it in bulk pickup.

Estate Cleanout FAQs

How much does an estate cleanout cost in Baltimore?

It depends on volume. Half a truck is $431, three-quarters $587, and a full sixteen-yard truck $732. Larger houses can need more than one load, and photos of each room set the number.

Can the family be out of state during the cleanout?

Yes. Approve the quote from photos, arrange access through a neighbor, agent or lockbox, and we’ll send pictures as the house empties.

Will the crew leave the things we’re keeping?

You decide. Mark or set aside anything that stays, and the crew leaves it untouched.

What happens to furniture that’s still good?

Anything still usable is pulled aside for donation first; only what’s left is disposed of.

Do you remove pianos?

Yes. An upright piano is $290, carried out by the crew on a piano dolly.

How long does a whole rowhouse take?

It depends on the volume and the stairs. The room photos let us give you a realistic window before you book, and the stair time is already in the price.

Can you empty the house before it’s listed?

Yes. Give us the listing or closing date and we’ll schedule the cleanout ahead of it.

We’ll Handle the House

Photos of each room are enough for a flat, all-in price.
