Junk removal vs dumpster rental in Baltimore

The short answer

Rent a dumpster when the work happens over days, you are generating debris continuously, and you have somewhere legal to put a container. Renovations, mostly.

Book a removal when the material already exists, you want it gone in one visit, and somebody other than you should be carrying it down the stairs.

The Baltimore question nobody asks first: where does it go?

In a metro of driveways this is trivial. In Baltimore's rowhouse neighborhoods it is the entire problem.

Most rowhomes in Canton, Federal Hill, Highlandtown, Patterson Park, Pigtown and Fells Point have no driveway. What you have is street frontage on a permit-parking block, and possibly a parking pad off a rear alley that is roughly the size of one car.

So a container has three possible homes, and each has a catch:

• The street. Placing a container on a public street typically requires a permit from the city, and it occupies parking your neighbors are competing for. Check the current permit requirements before you book anything, because the lead time on that paperwork can exceed the lead time on the container.
• The parking pad. Often too small, and the delivery truck has to get down the alley to place it, which many alleys will not allow.
• A driveway. Available in Towson, Catonsville, Pikesville, Hamilton, Lauraville and Perry Hall, and this is where dumpsters genuinely work well.

Driveway and surface damage

If you do have a driveway, understand what a loaded container does to it. A full roll-off is extremely heavy, concentrated on a small footprint, and it arrives and leaves by being dragged on rollers.

Asphalt in summer heat is the classic failure: the container sinks and leaves impressions that never come out. Older concrete and brick paving cracks. Put boards down under the rails, and expect the delivery driver to tell you the same thing.

A removal truck parks on the street for two hours and leaves nothing behind.

The cost comparison that actually matters

A dumpster quote covers the container, a rental period, a weight allowance and one haul. What it does not cover is the labor, which is the majority of the work in a Baltimore rowhouse.

Think about what that means concretely. The sofa on the third floor still has to come down the winder stair. The washer still has to come up from the dug-out cellar. Then everything has to go over the marble steps and up over the side of a container that is chest high.

That last part surprises people. Lifting a mattress over the wall of a roll-off is harder than carrying it to a truck with a low deck, and doing it forty times in an afternoon is a real day.

A removal price includes all of that labor. A half truck is $431, and nobody in your household lifts anything.

Where the dumpster genuinely wins

Be fair about it. Rent the container when:

• The work is spread over days or weeks. A Hampden kitchen gut or a Reservoir Hill renovation produces debris continuously, and a container that sits there is worth a great deal.
• You have a driveway or a legal, permitted place to put it.
• The material is heavy and homogeneous. Plaster, lath, brick and tile from a rowhouse demolition. That is what containers are designed for.
• Contractors are doing the loading. If somebody else is already on site with labor, the container is the efficient partner to them.

Where the removal wins

• One-day jobs. A cellar, a garage, an apartment, an estate clear-out.
• Anything above the ground floor. The stairs are the job, and a container does not help with stairs.
• Blocks with no legal siting. Which is most of the rowhouse city.
• When you want it gone today. A container sits on your block for days and looks it.
• When part of it should be donated or recycled. A container is one destination. A sorted load is several.

The neighbor dimension

Worth saying plainly, because Baltimore rowhouse blocks are close-quarters living.

A container parked on a permit block takes two or three parking spaces away from people who already fight for them, for a week. It also invites contributions: an open dumpster on a city block collects material from people who did not rent it, and you are paying by weight.

If you go the container route, keep it covered, keep the rental period short, and tell the neighbors. The people on either side of you are two feet away.

The rule of thumb

Days of work and a driveway: rent the container. One day of material and a staircase: book the removal.

And if you are in a rowhouse with no driveway, a permit-parking block and a cellar full of thirty years of accumulation, the removal is not just easier. It is the one that does not require paperwork before you start.
