What hot tub removal costs in Baltimore

What you have to do before the crew arrives

Three things, and none of them are ours to do:

• Drain it. Completely, the day before. A filled tub holds several hundred gallons and it is not moving until that water is gone. Run the hose somewhere that will not flood your neighbor's rowhouse cellar, which on a tight Baltimore block is a real consideration.
• Disconnect the power. Hot tubs run on a dedicated 240-volt circuit. It needs to be shut off at the breaker and properly disconnected. If you are not sure, get an electrician. We do not do electrical work and you should not want us to.
• Clear the route. Gate open, deck furniture moved, anything on the path out of the way.

A tub that is drained and disconnected is a straightforward job. A tub that is still full and live is a cancelled visit.

Where Baltimore hot tubs actually live

This is the part that varies wildly by neighborhood, and it decides how the removal happens.

The rowhouse back yard. Canton, Federal Hill, Locust Point, Patterson Park. A yard the size of a parking space, reached through the house or through a rear gate into an alley. A tub that arrived before the fence was rebuilt, or that was craned in, and there is no way it is coming out the way it went in.

The rooftop deck. A genuinely Baltimore situation. Canton and Federal Hill are full of roof decks, and a few of them have a spa on them, reached by a narrow internal stair or a ship's ladder. Everything comes down in pieces. There is no other option.

The suburban deck or patio. Towson, Catonsville, Pikesville, Perry Hall, Lutherville. A deck, a gate, a yard, a driveway. This is the easy version.

The county walkout basement patio. Down a slope, usually with steps and a retaining wall. Awkward but manageable.

It comes apart, and that is normal

Most hot tubs in this city leave in pieces, and that is not a problem or a surcharge. It is the method.

A spa shell is acrylic over a fiberglass or foam-backed body, sitting in a wooden or composite cabinet on a frame. The cabinet panels come off, the plumbing and pump assembly comes out, and the shell is cut into sections that two people can carry through a gate, down a stairway, or along an alley.

Expect noise, expect a couple of hours, and expect a fair amount of insulation foam, which the crew bags as it goes. What you should not expect is a bill that changes because the tub did not fit through the gate.

The pad underneath

Ask yourself now, because it is cheaper to decide before the crew is on site. Most tubs sit on a concrete pad, pavers, or a section of deck.

If the concrete is going too, that is priced separately as concrete and masonry debris at $219 per quarter truck. A typical small residential pad is usually within that.

If it is pavers or deck boards, they usually fold into the general load. If the pad is staying, say so, and the crew works around it.

Getting the truck close

On a suburban property this is not a question. On a rowhouse block it is the whole logistics problem.

The two routes out of a Baltimore rowhouse back yard are the rear alley or through the house. The alley is always preferable, and whether it works depends on the block: many are one vehicle wide with parking pads and poles narrowing them further, and some are effectively blocked by evening.

Tell us in the booking notes whether there is a rear gate, whether the alley is passable, and roughly how wide it feels. If the answer is that nothing can get behind the house, the crew carries the cut sections through the interior with the floors protected. There is no charge for that.

When to schedule it

Spring and autumn are the sensible windows in Baltimore. Cutting a spa apart in a walled rowhouse yard in August humidity is a long afternoon, and frozen ground and ice on a deck in January makes the carry genuinely unsafe.

If you are selling, do it before listing photos. A dead hot tub on a deck reads as a liability to every buyer who looks at it, and removing it is one of the cheaper things you will do to that house.
